THE PROJECT

Business Campus 21

The property covers a total area of approx. 48,600 mand is situated in the south-eastern part of Vienna District 21 (Floridsdorf), adjacent to Siemensstraße, opposite the Siemens headquarters. Located in the heart of this development area, it represents one of the last large continuous commercial areas zoned for industrial use.

Excellent access is ensured by the connection to the interregional public transport network and the direct vicinity to suburban train station “Vienna – Siemensstraße”.

The current development of District 21 offers the possibility of benefiting from the growing infrastructure and the future residential and commercial projects.

The area has been divided into three construction sites. As it is zoned as “industrial area”, any use except for conventional residential use may be implemented.

The Developer

Bondi Consult was founded by Dr Anton Bondi de Antoni in 1998. As a licensed real estate trustee and corporate consultant, Bondi Consult offers services relating to all aspects of real estate and the central requirements of users and investors. The focus areas include the support for projects from the initial review through to the handing over to the asset management, the conceptual design, development and erection of buildings both within the company’s own portfolio and for third parties, and work-out management and support for non-operating real estate on behalf of banks and project operators.

The BC21 project team is led by commercial manager Dominik Erne and managing engineer Fritz Krumböck.

INNOVATION

HUB

The innovation hub represents the attractive beginning in the western part of the property, situated directly at the suburban train station.

In the front section, a multi-storey garage with approx. 750 parking spaces will be erected, on the rear section of this property, a Merkur market with a GFA of approx. 2,900 mwill be built. Above the Merkur market, an office building with a floor space of approx. 14,000 mis planned. In addition, a concept for state-of-the art laboratory facilities has been prepared. A well-visible separate access to the upmarket office building is also planned.

Large-scale construction will be possible in the area of the service hub. Individual usage of the above-ground GFA of more than 60,000 mas well as partition of the property into different lots for use as offices, data centers, logistics, laboratories, etc. are possible.

CENTRAL

HUB

 

The central hub is situated directly adjacent to Siemensstraße and is therefore ideal for use by one or more tenants, a mixed use with a partial area for automotive or laboratory facilities. With compact construction, a GFA of more than 35,000 mabove ground is possible.
